Commercial retrofit: when is renovating better than building from scratch?

Not all expansion starts on empty land. For retail chains and commercial operations, an existing property can be the fastest rollout unit, as long as the structure, implementation and technical conditions support the new use. This is what commercial retrofit solves: updating and reconfiguring a building to operate as a store, from layout to facade, from installations to legal requirements.
This decision is not aesthetic, it is technical. Available area, ceiling height, access, docks, parking, facilities and possibility of future expansion define whether the property becomes active or becomes a problem. For a network, another variable comes into play: how much of the brand standard needs to be adapted, and to what extent this adaptation is still the brand.
In practice, the retrofit begins before the project: in the property report. This is where the restrictions appear that will condition each decision afterwards, and that prevent the work from discovering on its own what the analysis should have predicted.
